About us

A small family business that happens to be very fussy

SOMUK Property brings more than 15 years' experience renovating homes. We are not a developer with a marketing department — we are a handful of people who have been on site since the beginning.

We started with one house that nobody else wanted, and a conviction that most renovations spend money in exactly the wrong order.

The temptation with a tired house is to make it look finished as fast as possible. New kitchen, grey paint, photographs, done. It sells, and eighteen months later the new owner discovers the roof, the wiring or the damp that was papered over.

We work the other way round. The roof, the wiring, the plumbing, the insulation and the drainage get sorted first — the entire budget, if necessary, before a single tin of paint is opened. It is slower, it photographs worse mid-project, and it is the only way to hand over a house you would be happy for your own family to live in.

It also means we say no a lot — to far more houses than we buy. Subsidence we cannot fix economically, a plot with no light, a street where nobody wants to live: we walk away, however cheap it is.

More than fifteen years later, the approach has not changed. Neither has the electrician.

Building control on everything

Structural work, electrics, heating, glazing. Signed off and certificated, with copies in the handover pack.

Insurance-backed structural warranty

On every house where we have touched the structure, and transferable to a future owner.

Snagging cover after you move in

Anything that settles, sticks or drips once you are in, we come back and fix. Buyers have our mobile number, not a call centre.

Named trades, not subcontracted out

The same electrician, plumber and plasterer on every job. We know their work because we have seen a lot of it.

The things people ask

Do you buy houses as well as sell them?

Yes — that is where every project starts. We buy directly, in any condition, including probate sales, repossessions and houses that would fail a mortgage survey. There are no agent fees and no chain.

How quickly can you complete on a purchase?

We buy with cash rather than a mortgage, so there is no lender holding things up and no chain to collapse. In practice that means weeks rather than months, and we will work to your timetable if you are under pressure.

Will I get less than the market price by selling to you?

Honestly, sometimes yes — we buy at a price that leaves room for the renovation and a margin. What you get in return is certainty, speed, no fees, and no need to spend anything getting the house ready. For a house needing tens of thousands of pounds of work, that trade is often the better one.

Are your homes covered by a warranty?

Every house where we have altered the structure comes with an insurance-backed structural warranty, plus a period of snagging cover from us directly. We will give you the exact terms in writing before you commit to anything.

Do you have anything for sale at the moment?

We do not list finished homes on this website. If you would like to hear about one when it is ready, send us a note through the contact page and we will let you know what is coming up.
